Formerly used as a Montessori pre-school, this historical colonial home overlooking the port of Castries and the Vigie headland comes with sufficient garden, parking and added outbuildings to be a great candidate for transformation into a classy historical restaurant cum Bed & Breakfast. Located just a short distance from the center of Castries, and with ample parking space, the property is within a stone's throw of dozens of offices and business places in the city, yet well-elevated above the hustle and bustle of town.
The house was originally built in the last decade of the nineteenth century - making it more than 120 years old. The main part of the house was built from locally cut and sawn native hardwoods, and raised up on stilts to make the most of the view and breeze. In more recent decades, the area underneath the house was built in to create additional living space and a number of bedrooms and bathrooms.
Many antique features remain throughout the property, including window casings, louvres and shutters, staircase banisters, wooden floors, fittings and fixtures, and some of the original black-and-yellow tiling in the bathrooms and on the ground floor level.
Expansive outdoor (but covered) verandah space has been added which could easily be turned into spacious al fresco dining areas. In addition, a completely separate concrete building was added on the grounds for use as a classroom (with a toilet and shower block). This would make a nice, self-contained studio, to be used as living quarters for the owners, for instance, or to be rented out to guests. A smaller separate building (connected by a walkway to the main house) was traditionally used as maid's quarters and later as kitchen and store room. The foundations of a caretaker's quarter are still in place also.
The pièce de resistance, however, is the original wooden part of the main house, which continues to sit regally above Port Castries. With white painted cathedral ceilings, the huge open living area spans about 7 by 7 meters, before flowing through an archway into a second large room (4x7m) so that, in all, there is approximately 700 sq ft of space here. A banistered staircase is placed towards the front of the living room, and a sunny anteroom gives views out to Port Castries and Vigie.
Off the main living areas, a hallway provides access to three large bedrooms, with the master bedroom approximately 250 sq ft in size and boasting an ensuite bathroom. A second room of about 200 sq ft and a third, slightly smaller, bedroom share one bathroom.
The property sits on two lots of sloping land, with the main road passing to the side and rear of it. There are a large lawn and several mature trees on the property, including Royal palms and a breadfruit tree. The house needs extensive renovations in order to be transformed into a restaurant/guesthouse, but there are multiple examples of successfully renovated historical buildings in the area. More importantly still, the price has been adjusted accordingly.
