Although in need of a bit of TLC and updating, this 1991-built residence on the Moule a Chique peninsula in the southern-most tip of St Lucia represents a good deal.

Sunset sea views along the south-west coast of St Lucia all the way to the Pitons in the distance; a pleasant, safe neighbourhood with well-established homes nearby but also plenty of scenery and nature; a secluded sandy beach at the foot of the peninsula which can only be reached by boat or on foot; and the bustling town of Vieux Fort just 5 minutes' drive away at the foot of the hill, with fruit and vegetable markets, a fish market, shops, banks, schools, an international airport, hospital, and so on - never mind one of the longest and most easily accessible soft sandy beaches in St Lucia, Sandy Beach! On an island like St Lucia, there are always a lot of good homes for sale in not-so-great locations, and also some not-so-great homes in pretty wonderful locations - but to find a great home, in a great location, at a price that's not in the least bit astronomical ... now that is worth sitting up for!

This is one of the last houses along the road to the lighthouse. It sits on 15,504 sq ft corner lot of sloping land which has road access from the main road as well as a road at the bottom. There is a fully-planted, mature garden with several fruit trees and ornamentals in full bloom. With 4 bedrooms and 2 bathrooms upstairs and a 2-bedroom apartment on the lower level, this house can comfortably accommodate 12 people with room to spare for socializing, partying, barbecuing and relaxing. A crucially important thing which the original owners got absolutely right when they designed and built this house in 1991 is the wide balcony, and spacious design of the living room, kitchen and outside porches.

Both floors of the house have direct access from the road or garden due to the slope of the land. The main section of the house is on the upper level where there is also a car port (236 sq ft) with a roof deck. Via the car port, one enters the kitchen, which is large, simple and effective in design. The living room looks out to sea, and is surrounded by a deep, long balcony that curves around the house, making the most of the cooling breezes and extensive views. This allows for the ideal kind of inside/outside living space that is so popular in the tropics.

Off the living room is a hallway which leads to the master bedroom (with an ensuite bathroom) along with 3 smaller bedrooms, with a shared bathroom. The upper level of the house, including the covered balcony, is 2,525 sq ft. in size.
Downstairs, we find a living room with a kitchenette, balcony, 2 more bedrooms and a bathroom. The downstairs apartment is 1,782 sq ft in size. The house is built of reinforced concrete, partly with foundations into the ground and partly on pillars/footers.
The house is serviced with mains water, electricity, cable TV, phone, and internet. Sewerage, as mostly everywhere in St Lucia, goes to a septic tank: a cheap and almost maintenance-free system. There is weekly garbage collection and the access road is in very good condition.
Moule a Chique is a safe neighbourhood of considerable natural beauty. During late afternoons, townspeople like to walk or jog up the hill to the lighthouse/viewing point, something which lends this area a very pleasant and friendly atmosphere. It is also surprisingly clean, considering the pedestrian traffic it receives, which shows people's love and respect of this area for its natural peace and beauty.
The house is in a fair state of repair and while some minor repairs would make the house comfortably habitable, a full renovation would really bring it up to contemporary standards.
All in all this is a very desirable property if you are looking for a good deal in a marvellous location, and are not afraid of some fixing up. This is also a good way to avoid the headaches of building from scratch, whilst adding substantial value to a relatively modest initial investment.
